Lenders & Down Payments
Homebuyer(s) are recommended to start establishing a lender relationship to receive pre-approval for a mortgage. Below, you will find a selection of lenders that have been actively involved in the project and are well-versed in the future home-buying process.
Homebuyer(s) will be required to make a minimum contribution of $5,000, which may come from savings or gifted funds.
As homes reach completion, a batch of approximately four (4) homes will be released for purchase at a time, bypassing the MLS system and eliminating the need for a realtor.

Assistance Programs
Your chosen financial institution can assist you with your eligibility for the different down payment assistance programs. The following are programs that are available throughout Sheboygan County. For more information these programs, reach out to your Lender
As of September 1st, Founders’ Pointe Down Payment Assistance Program is no longer accepting new applications. Existing applications will be processed upon being selected as a home buyer.
Founders’ Pointe Down Payment Assistance Program
The City of Sheboygan Falls has created the Founders’ Pointe Down Payment Assistance Program to support home ownership in the Founders’ Pointe subdivision.
The Founders’ Pointe Subdivision Down Payment Assistance Program will provide you a loan at 0% interest and no payments due until the occurrence of a triggering event set forth in the promissory note evidencing the Down Payment loan.
A triggering event includes, without limitation, the transfer or sale of the Property, payment in full of the first-lien mortgage loan from the First Mortgage Lender, or a default by the Owner/Committed Buyer. The Down Payment loan will be secured by a second-lien mortgage on the Property.
Each Down Payment loan will include the following terms (among other terms):
- Application only accepted from First Mortgage Lender of a Confirmed Home Buyer in Founders’ Pointe Subdivision
- Minimum Loan Amount: $25,000.00
- Maximum Loan Amount: $65,000.00
- Only available to buyers in the Founders’ Pointe subdivision.
- Home Buyer(s) are responsible for paying for the following fees out-of-pocket (not financed by the Down Payment loan):
- $30.00 recording fee to record the mortgage, securing the Down Payment loan
- There is no prepayment premium or penalty, but a prepayment must be made in full (no partial prepayments are permitted).
The Borrower would have the ability to refinance their first mortgage, but there would be a non-refundable $500.00 “Refinancing Application Fee” to be incurred and owed upon the Home Buyer’s submission of an application for the refinancing.
To qualify for a Founders’ Pointe Down Payment Assistance Program, an individual or individuals must be selected as a Committed Buyer through the Founders’ Pointe Home Buyer Selection Process.
To be a Committed Buyer for the Down Payment Assistance Program, all of the following requirements must be satisfied:
- Income Requirement
- Net Worth Requirement
- Home Ownership by an Individual
- Homebuyer Education and Counseling Requirement
- Employment in Sheboygan County Requirement

Partners for Community Development
Through the American Rescue Plan Act (ARPA), Partners has limited time funding to assist single-family homebuyers living between 80 and 120% CMI in Sheboygan County with down payment and closing costs.
Financial assistance through Partners’ Housing Programs is provided as a 0% interest, deferred loan. Partners’ loans are secured through property liens and require no monthly payment. Loans are repaid when the home is sold or no longer the borrower’s primary residence.
Down Payment Plus
Downpayment Plus (DPP®) and Downpayment Plus Advantage® (DPP Advantage®) offer Federal Home Loan Bank of Chicago members easy-to-access down payment and closing cost assistance to help their income-eligible customers achieve homeownership. Homebuyers must apply and qualify for first mortgage financing through a participating lender in order to access the DPP funds.

The Wisconsin Housing and Economic Development Authority (WHEDA) offers unique financing options that get buyers into a home sooner, including affordable down payment assistance programs and mortgages. We offer our products through a network of approved banks, credit unions and mortgage banks throughout the state.
